LCP/PrivateOffice recently refurbished and renovated a tired one-bedroom apartment in Bayswater, improving the layout and optimising for capital growth.
Our client wanted to modernise their buy-to-let apartment to help attract high-net-worth tenants, maximise the rental yield and improve their returns through capital appreciation. As our client was based overseas, they instructed LCP/PrivateOffice to carry out the flat refurbishment in London and then let and manage the property.

The one-bedroom flat had a compromised layout with areas of wasted space. Our architect and interior designer reconfigured the property, swapping the bedroom and living room, to create a more practical layout with an open plan kitchen and living area.
Through reconfiguring the property, the circulation space was reduced by 30%.
The property received immediate interest from a number of professional tenants and was let within a week of being launched onto the rental market. LCP/PrivateOffice let the property over asking price to a high-net-worth tenant working in the technology sector.
