Walking the talk: a couple of case studies
LCP recently acquired a dilapidated mixed-use freehold building for clients in a pretty street in Paddington. Securing it at an attractive price, we went on to obtain planning permission to convert 4 residential units into 6, before undertaking a significant refurbishment programme which appealed to both commercial and residential tenants. LCP identified a 2 bedroom, 760 sq.ft. flat, in a purpose-built block for a returning client. We negotiated the purchase at £710,000 - an almost £90,000 discount, representing excellent value. The flat was run down with only 1 bathroom. We  reorganised it, creating 2 bathrooms and a flexible space for dining or a third bedroom. Read the case study.

Now dated, it needs  a full refurbishment when the kitchen could be opened up to the reception, creating an open-plan entertaining space. At an anticipated buy-in price of £615,000, this represents a very attractive investment with added value potential. 
Two Bedroom Rental Investment – Marylebone W1
A 798 sq.ft, two bedroom, two bathroom flat in a Georgian terraced building with period features. Having not been updated in the last ten years, it will benefit from a full programme of works, resulting in an uplift in value. With an anticipated buy-in price of £1m, it provides excellent value for Marylebone, at around £1,250 per sq.ft.
Freehold Investment – Marylebone W1
A period building with 6 flats, close to Marylebone High Street. Generally in good condition, there is potential to add value by creating second bathrooms throughout and converting the lower ground from a 1 to a 2 bedroom flat. At around £5m, equating to £1,250 per sq.ft. and with the benefit of a commercial rate of stamp duty (under 5%), it's an attractive proposition.
