The Rental Process

Renting a property in London can be a relatively straightforward process, but there are a number of legal requirements that must be met. We outline the process for renting a property with LCP Private Office below:  

  • Viewing the property – In most cases, viewing the property in person is essential before a prospective tenant is permitted to make an offer. 
  • Making an offer – The tenant makes an offer by email, having been sent our offer template. 
  • Paying the holding deposit – Once an offer is accepted, the tenant can secure the rental, subject to references, with the payment of a holding deposit equating to one week’s rent. 
  • Submit application forms and ID – Once the holding deposit is received, all tenants are required to submit a detailed application and consent forms, as well as a copy of their passport, proof of address, character referee and VISA, if required. 
  • Referencing and Anti-Money-Laundering Checks- We will then use these details to commence the comprehensive referencing process, which include full financial, affordability, credit, previous landlord and sanctions checks.  
  • Tenancy Agreement is signed – Upon successful referencing, both parties agree to the tenancy terms. We will draw up the tenancy agreement for signature by both parties. 
  • Paying the security deposit and rent – The invoice for the first instalment of rent and the remainder of the 5-week security deposit is sent for payment, along with the tenancy agreement. 
  • Clean and Inventory – Prior to all tenancies, we ensure properties are professionally cleaned, which means at the end of the tenancy the property will need to be left at the same level of cleanliness. A formal inventory is then undertaken by an independent inventory clerk, which will be used to compare against the checkout inventory when the tenancy is complete. 
  • Key Collection and Move in – When the tenancy agreement is signed and payment is received, the dedicated Property Manager will meet the new tenants at the property to demonstrate the functionality of all appliances etc and answer any queries they may have.
