Based in Malaysia, our new client was seeking a full refurbishment of a flat they had previously used as a pied a terre. Whilst they were planning to move in again, LCP was to be instructed to let the property for 12 – 18 months in the interim.

As our clients planned to use the property again in the future they wanted it to be done up to their own taste and a very high specification. Given however it was to be rented out until they needed it, they did not want the flat furnished but required it to be very durable and tenant friendly.

The end result
Already spacious, with imagination the layout was significantly improved to make better use of the space. Alterations involved constructing a large extension which created an open-plan kitchen, dining and reception room which spanned the rear of the flat. Installation of French doors provided direct access to a landscaped courtyard garden. Two good sized bedrooms were arranged at the front of the property, benefiting from a master en-suite and separate family bathroom.
LCP drew up the architectural plans, obtained tenders for all of the refurbishment works and project managed it. We undertook detailed design work, installing bespoke joinery and high quality furnishings, all carried out in-house as part of our 'one-stop' service. The flat was exactly to the client's liking with a sophisticated 'urban chic' look. Whilst not the primary driver for the renovation, not surprisingly the flat proved very popular with the rental market. LCP were able to select professional sharers working in the finance sector and the tenancy commenced within three weeks of the flat coming to market and achieved a 24% uplift on the previous rent.
