Following LCP's successful launch of the first ever closed end residential property fund in prime London Central (The London Central Portfolio Property Fund Ltd, or LCPPF) in 2007, the monies are fully invested in a portfolio of first rate addresses ranging from Knightsbridge and Mayfair.

LCP's second Fund will be closed for investment at the end of December. It is based on the same fundamentally sound investment principles and financial acumen as LCPPF and is geared at a phenomenal rate of 1% over UK Base Rate. It will:

  • Provide access to the market without the cost and management responsibility of direct investment

  • Seek to double an investor’s equity stake over the lifetime of the Fund

  • Enable you to benefit from some of the most attractive market conditions seen in the last 20 years

With a minimum subscription of £50,000, the Fund will enable you to capitalise from the credit crunch bounce-back, the 2012 Olympics and long term capital appreciation.

  • Target size: £23million
  • Designed to hold a bespoke portfolio of around 25 residential properties in prime areas
  • Intended to run for 5 to 8 years with the option to wind up sooner
  • An off-shore company, based in Jersey, administered by Intertrust Fund Services (C.I.) Limited
  • Geared to optimise returns at just 1% over UK bank base rate (i.e. 1.5% borrowing rate)
  • Structured to optimise favourable tax benefits in the UK and offshore
  • Performance objective: in excess of 15% IRR
  • Minimum investment £50,000
