The Brief
To build an offshore company a portfolio of c.10 properties with geographical diversification around the prime postcodes of prime London Central. A variety of price brackets, flat sizes and building types (purpose built, conversions etc.) were required, with good rental returns and capital appreciation being the target. A range of refurbishment requirements were also preferred, varying from complete remodelling, to minor redecoration works.
Investment Criteria
Long leases (80+ years) or shares of the freehold
Prime residential areas close to a number of “hubs” of London life
To deliver the portfolio within an all-in budget of £9,000,000 inclusive of all fees, refurbishment and furnishing.
For this property, we targeted an all-in budget of £600,000.
The Final Selection
A good sized second floor flat in a prestigious portered block between Kensington High Street and Notting Hill Gate. The block provides secure underground parking, 24 hour porterage and a communal court yard; whilst the flat provides over 500 sq.ft. of accommodation, a private balcony and views over Wycombe Square.
